Renting a Property

We have for many years provided a dedicated residential lettings and management department, originally set up due to the demand from our clients. We treat this as we do other parts of our business, our fees and costs are transparent and agreed in advance, tailored to the service requested of us, and without 'cross selling' or taking referral fees.

We are PropertyMark members and regulated to the requirements of that professional body, which means we are members of a client money protection scheme, we are registered to take deposits with the DPS (Deposit Protection Scheme) and we have a complaints procedure in the unlikely event that things go wrong.

For Landlords

Renting out property can be a minefield and presents traps for the unwary with a myriad of regulations affecting renting, but as an inflation hedge investment it remains an attractive and manageable means of proving and income, over a long term is that's wanted.

We aim to give realistic advice and to deliver a responsive and pro-active approach using the maxim of treating every property as if it were our own. We do not manage more properties than we can handle as individuals, we know all our properties and all our landlords personally and take pride in knowing what is going on. An added advantage of us not taking on too many properties is that we are able to remain below the VAT threshold and do not charge VAT.

From providing initial advice, helping you obtain the necessary EPC and safety certification, through tenant finding and taking references and deposits to a rent receipt with account and full management service, we strive to make the process as stress free as possible. Most of our landlords find that having an intermediary between them and their tenant to be very worthwhile, and that the risk of unintended confrontation is much reduced.

Any property needs looking after and occasional expenditure, we are able to give sound advice and to manage repairs and even larger scale improvement as and when the need arises. We have other 'add on services tailored to the particular property which we'd be very happy to discuss.

For Tenants

In accordance with renting regulations we do not make additional charges to tenants unless it is a service to them (such are replacing lost keys). We give our landlords the advice they need to keep their properties in good condition, and we encourage our tenants to let us know whenever they think there is a problem, large or small, so it can be dealt with as quickly as possible. We like to visit periodically to ensure all is well, and will provide friendly advice when it is sought.
